Request(s):
A Use Permit for Alternative Senior Housing for people with
intellectual/developmental disabilities. Another Use Permit to
expand existing single family residence to 2,000 square foot house
with 4 bedrooms for a total of 8 residents and construct a new
1,500 square foot guest house and detached garage. A
concurrent variance to reduce the 60 foot primary setback to 50
feet where the house encroached.
Comments:
Be aware of requirements for accessibility in new house: door
widths, grab bars, turning radius.
Possibly put residents in new house instead of the existing.
Respect the rural viewshed. Possible limit addition or build to the
side in order to stay out of front setback
Area behind parking spaces requires 24 feet for pullout
b. U18-06, 85 Green Road
Request(s):
A Use Permit for 9,700 square foot day care facility.
Comments:
Applicant should meet with residents. Add conditions to use permit
to address their concerns.
Meet conditions of traffic study.
Limit noise/light pollution.
Add limit on afterschool program.
Develop a good landscape plan to shield neighbors.
Present signage package to ensure signage is appropriate.
