a. Roberts Demo, 13645 Freemanville Road
Request(s):
• To remove existing home and barn to construct personal home on
property.

• To remove existing structures on property.

6) Final reviews
a. Webb Road Self Storage LDP, 2915 Webb Road
Request(s):
• Final site review of project that will consist of a storage facility,
parking lot, above ground detention pond, storm and sanitary
sewer.
• Final architectural review of project that will consist of a storage
facility, parking lot, above ground detention pond, storm and
sanitary sewer.
Motion to approve with conditions: Beniquez Palmer
Conditions:
• No signage in the windows, except temporary signs as allowed
by the sign ordinance
• Keep lighting to a minimum behind windows

b. 7 Acre Bar N’ Grill, 875 Hickory Flat Road
Request(s):
• Conversion of an existing novelty/coffee shop into a fully
operational restaurant. Full interior renovation with minor exterior
modifications.

Conditions:
• Staff to approve landscape plan. To include the area behind
the store to the gas station.
• When Matildas’s comes back, it should include the restaurant so
that we can see the overall look.

Request(s):
• Final architectural review of new two story retail building.

Request(s):
• Final architectural review of new office and retail building.
Motion to defer until next month: Reid Casey

Notes—
• Correct the back of the building elevations. Dress it up so that it
doesn’t look like a back.
• Add something that provides protection from the rain.
• Bring elevations back next month.
7) Courtesy reviews
a. V18-005, 3505 Bethany Bend
Request(s):
• To allow a second ground sign.
• To allow a non-monument ground sign.
Comments:
• Looks like a real estate sign
• Talk to city staff to come up with a solution that meets the
Ordinance.
b. V18-006, 13600 Providence Road
Request(s):
• To allow an accessory structure to be located in the front yard.
• To allow an accessory structure to encroach into the minimum front
yard.
Comments:
• I don’t know how we approve this when we tell everyone else no.
• You will need to prove the hardship. Provide a good description of
why it shouldn’t be placed somewhere else.
• Get letters from the neighbors.
