Vote: 3-0, Brian Cole and Brenda Hampstead abstained. Motion
approved.

7. Consideration of Primary Variances
a. V18-005, 3505 Bethany Bend
Request(s):
• To allow a monument sign to not be located at the entrance.
• To allow two directional signs.
• To allow a 90 degree sign.
Motion to defer until next month: Todd Chernik

b. V18-007, 790 Landrum Road
Request(s):
• To allow a guest house to be located in the front yard.
Motion to defer until next month: Todd Chernik

c. V18-009, 175 Gladwyne Ridge –
Request(s):
• To allow a structure to encroach into the 75 foot impervious
setback.
• To allow the septic tank system to encroach into the 75 foot
impervious setback.
Motion to approve with conditions: Todd Chernik
Conditions:
o Planting plan to be approved by the City Arborist
o Provide a mitigation plan for runoff caused by the house in the 75
foot impervious setback.
o Approval per the site plan dated 8/27/18, by E303 Engineering, with
encroachment not to exceed the amount shown.
o Protect from possible encroachment with a temporary chain link
fence along the 50 foot buffer.
o The City architect shall review and approve the plans for the house.

Conditions:
• Per site plan dated 7/25/18, by SG Architect.
• Approval of design by City Architect

Request(s):
• To allow an existing accessory structure in the front yard setback.
• To allow an existing accessory structure to encroach into the
minimum side yard setback.

Condition: Footprint of garage not to be enlarged.
