GA.U5 June 14, 2017 The City of Milton ATTN: Kathleen Field 2006 Heritage Walk Milton, GA 30004 Dear Ms. Field, The City of Alpharetta would like to provide comments to ' the Board of Appeals in regards to a variance case scheduled to be heard on June 20, 2017. The proposed commercial project is adjacent to single family homes that are located in the City of Alpharetta within Westminster at Crabapple subdivision. The property is zoned T4 and the applicant is requesting approval of 17,560 sq ft commercial use to be located within two buildings as well as 3 residential units. It is my understanding that 74 consists of mixed use but primarily residential urban fabric" and should contain a "mix of houses and townhouses with scattered commercial activity". Commercial use is the predominate use proposed and therefore an undisturbed buffer, replanted where sparse, is requested for consideration adjacent to the existing residential properties. The buffer would provide a transition from the 15,000 square foot single family lots to the more intense commercial use. If a commercial use were developed adjacent to a residential use within the City of Alpharetta a 50' undisturbed buffer would be required.
