Request(s):
• To allow a barn to be located 75 feet from the north property line.

Comments:
• Make solid side facing Hagood Road have windows and have City
Architect approve design.
• Have a true hardship.
b. V20-02, 2780 Bethany Bend
Request(s):
• To allow the existing parking lot to be 25 feet from an AG-1 zoned
property (Sec. 64-1804, b, 1).
Comments:
• We support the variance.
c. V20-03, 145 Dorris Road
Request(s):
• To allow a guesthouse to exceed the maximum of 1500 heated
square feet. (Sec. 64-1598, b, 3)
• To allow a guesthouse to be located in the front yard.

Comments:
• Don’t have an issue with this variance.
• Aesthetically going to enhance the property.
• Okay with the proposed square footage exceed 2,000 square feet.

Request(s):
• To allow the southerly side yard setback to be 12 feet rather than
the required 25 feet. (Sec 64-416, c, 1)
• To allow the minimum setback for housing animals in a fully
enclosed structure to be 70 feet from the property line rather than
the required 100 feet. (Sec. 64-415, 1, 9)
Comments:
• We support the variance.
e. U20-01/VC20-01, 12900 Arnold Mill Road
Request(s):
• A use permit (Sec. 64-1804) to construct a 23,000 sq.ft. activity
center on the existing church property (5,088 sq.ft.) for a total of
28,088 sq.ft. on 6.61 acres. To request a four-part concurrent
variance to 1) delete the 75-foot undisturbed buffer and 10-foot
improvement setback along the west property line (Sec. 64-1143
(3)(B)), 2) to allow parking in front of a building (Sec. 64-
1143(g)(5)(c)), 3) reduce the required parking (Sec. 64-1410), and 4)
To reduce the use area/structure setback from 100 feet to 25 feet
from any adjoining residential district or AG-1 used for single family
dwellings (Sec. 64-1804(b)(1)).
Comments:
• Support the use permit. Need to work on architecture if approved.
• Wise to reduce the parking.
• Would like to see the paint color if approved.
