Project, 960 Landrum Road This letter outlines the circumstances specific to the McMichael's.Variance requests for the installation of their pool project at 9.60 Landrum Road, Code, :64-1609-1, whereby "swimming pools:shall be allowed in side and rear yards of single. family dwellings in any. district. " In surnmaN, the project is to the side of the home; and behind. the build line ofthe.garage; however, the project extends forward of the home's fro nt:door identified as the main structure. NEIGHBORING PROPERTIES AND SITE.LINES ARE. UNAFFECTED.due to the unique property placement and size of the.5..5 acre lot.. On Landrum Road. there are no adjacent homeowners —the property across theroad is a. vacant wood ed.area; and to the left of the home is an equestrian boarding and training facility:. To the right. and rear, -the property is adjacent to the real' of two homes in Creek Crossing neighborhood that are approximately more 200' from the project. POOL PROJECT LOCATION is behind the buil line of -the attached garage and to the side. of the home's courtyard entry. The home site and pool project sit approximately center to a 5.5 acre. wooded lot. Care has been taken in the. design to minimize natural disturbance and to preserve the natural beauty of Landrum. Road (e.g: Rural Landscape). The pool plan is intended to be "tucked" into the grade of the property and the natural look preserved with granite boulders native: to. the property, with uncle rstory landscape plantings. (See attached site plans and project renderings.) ALTERNATE LOCATIONS HAVE LIMITATIONS: (1) The rear of the. home and majority of the property to the rear of the home .is.flood plain. (2) A change of location creates additional engineeririg .and.site planning due to a protected 200' boundary from .Cooper Sandy Creek (a. state. water). (3) Alternate.place ment.wouId require that the septic system be relocated. ata significant disturbance of the natural area (tree removal.) to the further right rear of the property. (4) The grade. THE NATURAL FRONT YARD OF THE HOME is defined by a concrete drive and has approximately 1 acre of landscaped frontage. The front yard includes more than 100 indigenous hardwood trees; more than three dozen. Japanese. maples, plus walking .paths and naturally occurring rock..The understory landscaping is.:cornpleted with. azaleas; gardenlas, wild berry bushes,.dwarf eve rgreens,.and law -lying hellebores and fern varieties: The front` yard creates approximately a.100' buffer from the road to the project's location in the. side yard adjacent to th.e hornesite. Yard, from, means a yard abutting any street except the side street on a corner lot. Front yards extend the entire length of an abutting street from intersecting lot line to intersecting lot line. The front yard of corner lots shall be applied to the street which abuts the lot for the shortest distance. Yard, minimum, means the minimum distance between a building or specified structure and a lot line as specified in the district regulations. Yard, rear, means the minimum required distance between the rear lot line and a structure. True triangular lots do not have rear yards. Lots with more than one front lot line do not have rear yards. The director of community development or his or her designee shall make the final determination of rear yards when in dispute or undefined by this definition.
