Background:
The site is a 11.3 -acre lot on the south side of Dorris Road. The property is zoned R-2 and is
located in the Rural Milton Overlay District.
Section 64-462(c)(1) requires a minimum 15-foot side setback for properties in the R-2 Zoning
District. Currently, the property has a house with a pool and 3 other accessory structures not
housing animals. All buildings are conforming with the Zoning Ordinance except one existing
storage shed on the southwest side of the property that is at 13 feet from the west property
line.
The applicant wants to improve the property by adding an entertainment area with
underground bunker on the property. However, Milton’s Zoning Ordinance requires that the
property to be compliant with the current Zoning Ordinance before acquiring any new
building permit. Therefore, the applicant is requesting this variance to bring the existing shed
in compliance with the Zoning Ordinance.
Exhibit A shows the location of existing shed on the site. Exhibit B is showing the pictures of
the existing barn.

Background:
The site is a one-acre lot on the east side of Rolling Link Drive in White Columns Subdivision.
The property is zoned Community Unit Plan (CUP) and is located in the Rural Milton Overlay
District.
Section 64-1141(d)(1)(a)) allows a maximum 25% lot coverage on the properties fronting
private road in the Rural Milton Overly District. Lot coverage is defined in the Zoning
Ordinance as the following:
Lot coverage means the percentage of impervious surfaces located on a lot in comparison
to the total lot area, calculated by dividing impervious surface area by total lot area. For
purposes of calculating lot coverage, impervious surfaces shall include the following:
(1) The footprint of the main building regardless of size;
(2) The total footprints of any accessory buildings larger than 150 square feet;
(3) Swimming pools, hot tubs, and associated decks and;
(4) Parking pads and driveways.
The existing lot coverage on this property is 25.195% without a pool. The proposed lot
coverage with the pool and pool deck is 28%. Therefore, this variance is requested to allow
the lot coverage to increase from 25% to 28%. Exhibit A shows the site plan received on
December 7, 2021. The applicant proposes two dry-wells to mitigate the additional
stormwater run-off.

or water can be piped to the seepage barrel in a PVC drain pipe. Avoid areas wahin 10 feet of a building

property and that the location is at least 10 feet from th

Construction Steps:

Background:
The site is a 1.19-acre lot on the south side of Glen Hampton Drive in White Columns
subdivision. The property is zoned AG-1 and is located in the Rural Milton Overlay District.
Per section 20-426(1) a 50-foot undisturbed stream buffer shall be maintained on both sides
of the creek from the point of wrested vegetation. And per Section 20-426(2) an additional
25-foot setback shall be required where impervious surface is prohibited and grading, or
filling shall be minimized.
The property has a creek in the rear of the house as shown in Exhibit A. The applicant
proposes a pool, pool deck, and a fire pit which are outside the 50-foot stream buffer but
encroaching the required 75-foot impervious setback. Therefore, this variance is requested.
As can be seen on the site plan approximately 50% of the proposed project is in the
impervious setback. The applicant proposes three dry-wells to control the water quality of
the run off.
