Request(s):
• To allow the lot coverage for an R2-A zoned property that fronts a
public street to go from 20 percent to 28.7 percent. (Sec. 64-
1141(d)(1)(b)).
• To allow the pool house in the rear set back 19 feet from the North
property line (Sec. 64-485(d)).
Comments:
Move the cabana out of setback and reduce the pool decking to minimize
the impervious surface.
Recommends denial to the BZA.
b. V21-26, 1745 Dinsmore Road
Request(s):
• To allow the existing garage to encroach rear yard setback up to
9.33 feet to North property line on the property zoned AG-1(Sec. 64-
416(d)).
Comments:
Recommends approval.
c. Preliminary Building review, 850 Mayfield Road
Request(s):
• Preliminary review of Phase 2 of project, building to match phase 1.
Comments:
Consider height reduction.
Provide landscaping plan for final review.

Building review of proposed activity center for Ebenezer United Methodist
Church.

Land Development Plan (LDP) review of proposed activity center for
Ebenezer United Methodist Church.

c. Chadwick Village Lot 1, 13625 Arnold Mill Road
Building review of proposed gas station and office building as per the
agreement between the City and the owner. See the agreement attached.

Conditions:
For Retail Building / C-store:
Keep the downspouts close to the building wall and not hanging down 2 feet.
Match the color of downspouts to the building material that it is on.
Space the columns of gas station to improve the proportions.
Move the brick water table up to the bottom of the windows.
Remove the bottom band of board and batten.
Add wall light fixtures, Milton barn lights preferred.
Allow one signage per façade or blade signs.
Remove the ant-house on the side of the building.
Break the continuous roofline with addition of gable on the other end.
Add cluster of 3 windows under the new gable roof to balance the main
entrance porch. Remove the 2 individual windows between the two clusters.
Match the muntin pattern from windows to the storefront windows near the door.
For pavilion:
Change the roof from gable to hip roof.
Provide non-polished concrete for flooring with brown stain.
Widen the base of columns to 18 inches.
For Office / Retail building:
Remove outdoor deck.
Match the roofline from the other side where the roof covered the outdoor deck.
Replace bumpers with curb.
Add more landscaping.
