Call to Order - The meeting was called to order at 6:00 p.m.

Public Comment - There was no public comment.
Approval Of Action Minutes
a� April 28, 2021, Planning Commission Meeting - A motion was made
by Fred Edwards to recommend approval of the Action Minutes as
presOnted. The motion was seconded by Kurt Nolte. The motion passed
unariimously.
Preliminaryl Plats
a} Towns at Crabapple, Branyan Trail (north side) within Land Lots 1 135 and
113 of the 2nd District, 2nd Section by firkin & Associates
2onirig: 14 Open - Crabapple Form Based Code
Request: To propose 14 townhomes on 2.1 acres
Them were five members of the public that spoke about the proposed
devT.lopment. The comments included questions about times of
construction and how the stormwater would be handled. The applicant
was present to answer the questions.
A m0ion was made by Fred Edwards to forward the preliminary plat with
the domments to the Community Development Director. The motion was
seconded by Kurt Nolte. The motion passed unanimously.

Zoning: AG-1 (Agricultural)
Regyest: To subdivide 33.99 acres into 21 single family lots at a density of
0.62 Unit per acre.
Them were ten members of the public that spoke about the proposed
development. The comments and concerns included the following:
preservation of trees, especially large ones along Mayfield Road; goes
agaijhst the Comprehensive Plan and not consistent with adjacent lots;
issue. with location of detention pond; concern with drainage along the
east property line with Harrington Falls; issue with traffic in the area near
the roundabout at Bethany Road and Mayfield Road. The applicant was
present to answer the questions and stated that they would work with the
neighbors during the planning/engineering phase.
A motion was made by Jan Jacobus to forward the proposed
development to the Community Development Director with the following:
1) Comments are considered by the Director and Plan Review Staff and 2)
Request that the applicant collaborate with the concerned neighbors. A
second was made by Zach Middlebrooks. The motion passed
unanimously.
6. Adjourn - A motion was made by Fred Edwards to adjourn the meeting at 8:45 p.m.
A second was made by .tan Jacobus. The motion passed unanimously.
