Call to Order - The meeting was called to order at 6:00 p.m.

4. Approval cf Action Minutes
a) July 28, 021, Planning Commission Meeting -A motion was made by Fred
Edwardi to defer the minutes to the October meeting. The motion was
seconded by Kurt Nolte. The motion passed unanimously.
A motion was made by Sumeet Shah to move the Preliminary Plat, Garden at
Sweetapp! Subdivision before Towns at Milton. The motion was seconded by
Fred Edwards. The motion passed unanimously.
5. Preliminary! Plats
a) Gardenlat Sweetapple Subdivision is located at 13330 Arnold Mill Road by
David Pearson Communities. It is zoned AG-1 (Agricultural). The applicant
requested to subdivide 44.35 acres into 32 single family lots at a density of
0.72 uni per acre.
Staff no tes that this item was not correctly posted on the site by the

A motion v;as made by Fred Edwards to defer the item to the October Planning
Commission Meeting. The motion was seconded by Ron Gilbert. The motion
passed unanimously.
b) Ardenwood Subdivision is located at 0 Ebenezer Road (end of Ebenezer
Road) by Brightwater Homes, LLC. It is zoned AG-1 (Agricultural). The
applicant has requested to subdivide 25.29 acres into 19 single family lots at
a density of 0.75 unit per acre.
There were four members of the public that spoke regarding the proposed
subdivision. Their comments included the following:
Adjacent property owner concerned with entrance into the site; buffer for
the adjacent property; stormwater on the site and location of detention;
issues with increased traffic on Ebenezer and hazard to pedestrians; no traffic
study; not response from City of Roswell police for enforcement of speed
limit; issue with intersection of Ebenezer/Cox/Etris; limit the streetlights and
comply with night sky ordinance.
The applicant was present to answer their questions and concerns as well as
Staff said they would forward their concerns of public safety to the Milton
Police Department.
c) Claxton Subdivision is located at 15070 and 15140 Hopewell Road by
Brumbelow-Reese and Associates. It is zoned AG-1 (Agricultural). The
applicant has requested to subdivide 17.45 acres into 12 single family lots at
a density of 0.68 unit per acre.
There were two members of the public that spoke about the proposed
subdivision. They asked about the accessory structures/pools on the site;
issues with speed and traffic (need for traffic study) on Hopewell Road;
stormwater management concerns and possible runoff to the adjacent
properties.
The applicant was present to answer their questions and concerns.
5. Adjourn - motion was made by Fred Edwards and seconded by Ron Gilbert to
Adjourn at8:91'?pm. The motion passed unanimously.
