COURTESY REVIEWS A. V22-13, 360 Gunston Hall Circle (deferred by Board of Zoning Appeals last month) Applicant: Nick Fuller Request(s): • To allow the lot coverage for an AG-1 zoned property that fronts a public street to increase from a maximum allowed of 20 percent to 24.2 percent. (Section 64-1141(d)(1)(b)). • To allow existing deck to encroach into the 50-foot rear setback by 16 feet, and to allow existing corner of home to encroach into the 50-foot rear setback by 1 foot. (Section 64-416 (d)). Comments: DRB recommends approval of the variance. B. V22-17, 130 Von Lake Drive Applicant: Ashley Barton – LH Von Lake, LLC Request(s): • To encroach into the 75-foot impervious setback for a proposed pool and pool deck. (Sec. 20-426(2)). • To allow the lot coverage for an AG-1 zoned property that fronts a public street to increase from a maximum allowed of 20 percent to 23.79 percent. (Section 64-1141(d)(1)(b)). Comments: DRB recommends working with staff to eliminate the encroachment into 75-foot impervious and reduce the lot coverage. Reliant Corporate Office, Heritage Walk & Mayfield Road Building and Site Review Applicant: Steven Rowe/AEC, Inc. Comments for site: • Recommends showing finishes of retaining wall with landscaping to soften • Confirm the parking requirements. No exposed concrete. • Add faux windows or frames some fenestrations (openings) as part of the building to make the plain wall interesting (suggested by Bob and accepted by the Board). • Good job done on the small site to fit the building • Rethink the curb-cut near the roundabout Comments for building: • Building feels massive although it is two story. Needs to scale the proportions to the local settings. • Architecture looks federal or institutional, not ideal for this portion of the Crabapple which is gateway to the city. • Use of the third floor to be confirmed and to be included in parking calculation. • Rethink the building material, brick is preferred over limestone. • Want to see what it will look like in context with adjacent buildings. • Want to see what it will look like with different material and color tone. • Want to see not so institutional / bank / City Hall. Merchant building with glass or Antebellum style architecture is preferred. • Want to see more round columns than square • Want to see materials labeled and samples next time. • Bob to work with Tracy to capture all comments and bring back revised building. • Bob suggested reducing the height of porches and redesign the façade. 7.
