4. Consideration of Primary Variances
a. V16-010, 4129 Stourbridge Common Circle, Kensley amenity area, Michelle Horstemeyer,
John Weiland Homes
Requests(s):
To reduce the 100’ foot setback adjacent to interior property lines and single-family uses
for a neighborhood swimming pool to zero feet (Section 64-1609,2b)
Motion to approve with conditions: Walter Rekuc
Conditions:
Per the site plan dated 6/24/2016, Forrsite Group
Landscape strip plantings to be approved by the City Arborist

Vote: 5-1. Kim Keller voted against. Motion passed.

To reduce the required parking from 202 to 81 spaces (section 64-1410)
To reduce the required 75 ‘ buffer and 10’ improvement setback to a 50’ buffer and 10’
improvement setback (Deerfield FBC, Section 2.3.2.b)
Motion to approve with conditions: Todd Chernik
Conditions:
Proposed use is limited to retail nursery/greenhouse
Install a 6’, shadowbox style, opaque fence along the entire length of the
property line adjacent to Bethany Creek subdivision, starting from 30 feet off the
Bethany Bend right of way.
Install a 4’, 4 board horse fence along the southern property line
No overnight parking of tractor trailers outside of the two loading spaces
No storage of bulk goods in paved customer parking
Outdoor PA/music systems are prohibited
No internally illuminated ground signs along Bethany Bend
Buffer plantings are to be approved by the City Arborist
Approval per the site plan revised10/24/2016, by Brumbelow & Reese
