Introduction of Board members Members present: Todd Chernik, Christopher Bloor, Gary Willis, Walter Rekuc, Jim Hilley . 3. Adoption/Amendment of Agenda Motion to approve as submitted: Walter Rekuc 2nd: Christopher Bloor Vote: 5-0, Motion passed. 4. Approval of May meeting minutes Motion to approve as submitted: Jim Hilley 2nd: Todd Chernik Vote: 5-0, Motion passed. 5. Consideration of Primary Variances a. V15-017, 13805 Bethany Road, Kim O’Brien Requests(s):  To allow a guest house to encroach into the 50 foot rear yard setback (Section 64-416, 2d)  To allow a guest house to exceed the maximum size of 1,500 square feet (Section 64-1598, 3) Motion to approve with conditions: Walter Rekuc Conditions:  To allow a guest house to encroach into the 50 foot rear yard setback by 15 feet.  To allow a guest house to exceed the maximum size of 1,500 square feet by 819 feet.  Approved per the site plan by Daniel Studio, dated 1/9/2015, with correction to side yard setback encroachment, which should be 35 feet.  The material and style of the new structure should be compatible with the new house. 2nd: Todd Chernik Vote: 5-0, Motion passed. b. V15-021, 12996 Highway 9, Del Taco, Shops at Windward Village Requests(s):  To allow two non-illuminated wall murals/signs  To allow two additional illuminated wall signs for a total of 4  To allow an internally illuminated ground sign Motion to approve with conditions: Walter Rekuc Conditions:  To allow two wall murals  To allow one additional illuminated wall sign for a total of 3  To allow one internally illuminated ground sign  Per the plans prepared by Architect’s Orange, Scheme A, tendered 6.16.15. 2nd: Jim Hilley Vote: 4-2, Motion passed.
