Approval of November meeting minutes Motion to approve November meeting minutes: Walter Rekuc 2nd: Todd Chernik Vote: 4-0, Motion passed. 5. Consideration of Primary Variances a. V14-019, 5210 Windward Parkway, McDonalds, Ty Lin International Request(s):  To reduce the required parking from 49 spaces to 34 spaces (Section-1410) Motion to defer until January meeting: Todd Chernik 2nd: Christopher Bloor Vote: 4-0, Motion passed. Staff notes: Board has asked applicant to attend the next meeting to provide update. b. V14-020, 12632 Lecoma Trace, Crabapple Crossroads, Eric Taylor Requests(s):  To allow a pool, pool deck, and pool equipment to be closer than 10 feet from the north property line (Section 64-1609,b,i,a) Motion to withdraw: Christopher Bloor 2nd: Walter Rekuc Vote: 4-0, Motion passed. c. V14-021, Dunbrody Drive, Crabapple Station, Kris Elliott Requests(s):  To allow a subdivision pool, pool deck, and pool equipment to be closer than 100 feet from the west, south and east property lines (Section 64-1069,2,b)  To allow a subdivision recreation area to be constructed without the required parking (Section 64- 1410)  To eliminate the 25 foot buffer and 10 foot improvement setback along the rear property line (Section 64-237,b&e) Motion to approve with conditions: Walter Rekuc Conditions: 1. A ten foot landscape strip shall be provided along all three sides of the recreation area (east, west, south). This landscape strip shall be planted with a variety of evergreens to provide screening. The City Arborist shall approve the landscape plan. 2. Provide a bike rack in the front. 3. The recreation area shall have no light spillage after sunset except for the required safety and pool lighting. 4. No additional parking is required, except for one handicapped parking space on the south side of Dunbrody Drive. 2nd: Gary Willis Vote: 4-0, Motion passed. d. V14-024, 520 Heath Mill Court, Igor Dubovoy Requests(s):  To allow a house, to encroach into the front setback  To allow a house to encroach into the side setback (Section 64-416,b,ci) Motion to approve with condition(s): Todd Chernik Conditions: 1. Per site plan by Grant Shepherd and Associations, Inc. Dates, 5-10-14 2. To allow house to encroach into the front setback by 25 feet 3.
