DESIGN REVIEW BOARD MEETING
JANUARY 3, 2017

Conditions:
Incorporate more wood in entranceway, including brackets. Brackets
can be fiberglass.
Connect the Bethnay Bend fence to gate
Add landscaping around the corner of the loading area and truck
storage area. Plantings to be approved by the City Arborist.
Make sure mechanical units on roof cannot be seen from the road.
Increase height of parapets.
Backside of parapet/gable to be finished with EFIS.
Add the darker brick to both entrances.
Install sidewalk along GA Highway 9 and Bethany Road, in permanent
location.
Lighting to be per the GA Highway 9/Deerfield Form Based Code
requirements.
All changes to colors and materials are subject to staff approval.
Arbor to be stained a dark color.
Dumpster enclosure to be the darker brick color.

Comments:
The lot and the look is the driving force. Visual impact of the house
to be the driving force, not the Form Based Code.
Would be helpful to have a visual of both properties.
