DESIGN REVIEW BOARD MEETING
APRIL 5, 2016
WORK SESSION 5:30/PUBLIC HEARING 6:00pm

a) V16-003, The Reserve at Providence, Providence Road, the Providence Group of
Georgia Custom Homes, LLC
To reduce the front setback from 60 feet to 20 feet, on lots 1-10,18-23,30 and 34-
36. (Section 64-416,b)
To increase the allowed height from 28 feet to 33 feet, on lots 5-9,19,20,34 & 35
(Section 64-1141,c,1)
Comments: The Board has agreed to defer the review to the May DRB meeting.
b) V16-004, 235 Buckland Run, Geoffrey Jones
Request(s):
To allow an accessory structure to encroach into the side setback
(Section 64-416,i)
Comments:
It would help if we could see drawings of the house and the roof system.
Truth is, you can attach that garage to that house, and have all or most of
it out of the setback.
I know the house…there are windows back there, and there are nice
stone steps on the side. There is nowhere to extend it to t he front because
they are already on the front setback.
I understand that this is a two car garage, and a three car garage is usual
and customary to the neighborhood.
In order for us to agree to it, we need to see what it’s going to look like.
Do you have a plat that shows the septic fields? It might be good to show
on the site plan. Let the BZA see that so that they can understand why
you can’t push it back.
Bring a letter from the adjacent neighbor or THE neighbor saying that they
are ok with it.
Have a photo of the area, and a photo showing what the front and back
are going to look like.
Bring the garage back before the DRB for approval.
c) V16-005, 13345 Providence Road, Alan & Diane Van Heest
To allow a structure to encroach into the 75 foot impervious setback
To allow an existing accessory structure to encroach into the 75 foot

Comments:
You can’t even see it from the road can you?
d) V16-006, 1745 Dinsmore Road, Kevin and Elaina Smith

Comments:
Bring letter from adjacent neighbors saying that they are ok for the BZA.
The more info you can give them the better off you will be.
e) RZ16-02/VC16-01, 745 Ebenezer Road, Charlie Bostwik
Request(s):
Rezoning, 50 single family homes
Comments:
Biggest concern is the adjacent neighbors and neighbors down the street.
Community septic, I personally don’t disagree that it’s a better system.
Overwhelming concern, is what the road view is going to look like. Have
a stakeholders meeting and do this same presentation.
I like the idea of people getting older, and they don’t want to have so
much yard to take care of. I think that’s a great idea.
A great pitch is that…., you are building the subdivision and house to fit
the land, not the land to fit the house.
When I started with this, I was not supportive… I thought it was a money
issue. It’s going to cost you $300,000 to build a bridge or $300,000 to put
the septic in. When you educate the public on the functionality of the
technology and how its evolving….educating people about that is a
good thing. Moving the houses off the road…you’re being a good
neighbor. I think you are doing the right thing that would be of the best
interest of the neighbors. I’m starting to believe that this is a good idea for
this particular piece of land.
I’m happy with what you have had to say. ….Email your presentation to
people that want to see it.
