DESIGN REVIEW BOARD

4) Courtesy reviews:
V11-012, 3501 & 3499 Bethany Bend, Bajun American Properties
Request(s):
To allow buildings to exceed the two story maximum; to be three
story (Article/Section 64-1095p)
Comments:
Keeping as many of the mature trees along the front would offset
the height of the building.
Building must meet Highway 9 Overlay requirement of 75% brick or
stone.
All of the areas that project should be one color; the recessed areas
should be another.
Bring wainscot to top of window. The water line would become the
entire first floor.
The chimneys, shown as finished in EFIS is odd. A brick finish would
enhance the design.
The Arborist stated that it would help to maintain as many of the
trees as possible. The applicant will be required to replant a large
number of trees; and there is not a large area to replant them in.
In design terms, 3 stories always looks better than 2. This will reduce
the mass of the building.
Another board member expressed disagreement. The project had
gone through a thorough vetting process. It is hope that the
building will continue to meet the overlay requirement.

Request(s):
To allow football/soccer field lights to exceed the 28 feet
maximum; to be 70 feet (Article/Section 64-1094.D)
Comments:
The foot-candles, as shown on the site plan, does not take in count
the surrounding the trees.
No concerns.
The request seems straightforward.
The request does not seem revolutionary; the height of sports field
poles is just not addressed in the Highway 9 Overlay.
Suggests getting feedback from neighbors prior to the BZA.
Suggests producing a perspective drawing showing buildings,
lighting, tree mass, etc. This will probably show that the lights
cannot be seen.
