parking reduction request.
o Not in favor of the reduction of
the 20' landscape strip along
Club Creek Drive. Much of the
area would be adjacent to
public access even if the roads
become private. Alternative
design should be explored,
current plan has driveway and
separate parking area. Drive
could have angled parking
along it without dedicated
drive and reduce one drive
lane and thus allowing
additional land for landscape.

3,908.04 square feet per acre.
Applicant is also requesting a 3-
part variance:
1) to delete the 50’ buffer and 10’
improvement setback along the
west property line from the r.o.w.
for a distance of 140’,
2) to delete the 50’ buffer and 10’
improvement setback along the
east property line from the r.o.w.
for a distance of 140’, and
3) to allow a sign located less
than 10’ from the R.O.W.
If approved:
o Front and side landscape
strips shall be heavily
planted with a mix of
evergreen, per the
approval of the City
Arborist.
o The privacy fence shall be
screened with vegetation.
o Any fencing visible from
Arnold Mill should be
decorative (wrought iron
with brick or stone
columns)
