Building permit review: 13800 Highway 9 El Azteca Jose Montes  Dumpster enclosure o Approved with conditions, 6-0  Enclosure shall meet Highway 9 overlay requirements 5. Demolition permit review: 16355 New Bullpen Road Jason Stanfield  Demo of fire damaged structure o Approved, 6-0 6. Demolition permit review Courtesy LDP review Courtesy review for V09-004 : Crooked Creek Amenity Area 14250 Creek Club Drive Steve Smith  Demolition of existing pool and deck o Approved (structures only), 6-0  Renovations/additions to rec area o All retaining walls over 3’ require vegetative screening, o Switch low plantings to taller varieties, o Provide lighting plan prior to LDP approval, o Add additional vegetation to screen condension unite facing Highway 9, o No chain link fencing visible from the ROW (Staff note— chain link fencing is allowed around tennis courts).  Variance requests: o To allow reduction of the 20’ landscape strip along the frontage of Creek Club Drive o To allow a reduction of the number of required parking spaces o To allow recreational courts, accessory structures, pool, deck, pool equipment, fencing and parking to encroach into the 100’ setback. o No aesthetic issues with the 100’ setback request. o No aesthetic issues with the parking reduction request. o Not in favor of the reduction of the 20' landscape strip along Club Creek Drive. Much of the area would be adjacent to public access even if the roads become private. Alternative design should be explored, current plan has driveway and separate parking area. Drive could have angled parking along it without dedicated drive and reduce one drive lane and thus allowing additional land for landscape. 7. Courtesy Building permit review Building permit review: Crooked Creek Amenity Area 14250 Creek Club Drive Richie Peden  4 buildings for rec area o No review of gate house. o Mechanical, electrical, and plumbing flues should be strategically located so that they are not visible; o The buildings are very complimentary; o Use paneled or decorative doors instead of plain flush doors.  Temporary construction trailer o Approved with conditions, 6-0  Trailer will house tennis staff once cabana is demolished. Must meet all applicable building code requirements.  Add skirting around the base. 8. Courtesy review for V09-001 3115 Manor Bridge Drive Eric & Deshawn Snow  To allow a private recreation court to encroach into a minimum side yard o Provide mitigation for the 800 sq ft of disturbed area, o If possible, obtain letter of approval from adjacent property owner 9. Courtesy review for V09-002 1760 Redd Road Ed & Catherine Parsons  To allow a building housing animals to be located within 100 feet of adjacent property lines  To allow an accessory structure to be located in the front yard o No aesthetic comments. 10. Courtesy review for V09-003 905 Post Oak Close Doug McNaughton  To allow a swimming pool and deck to encroach into the 50’ stream buffer and 25’ improvement setback (City Code Chapt.14, Article 6, Section 5.a.i,ii) o No issues as long as tree density is met. o Design seems to have taken into account the existing topography. 11. Courtesy review for U09-001/VC09-001 13120 Arnold Mill Road Frank Schaffer The Landscape Group Inc.  To obtain a use permit for a landscape business at a density of 3,908.04 square feet per acre.  Applicant is also requesting a 3- part variance: 1) to delete the 50’ buffer and 10’ improvement setback along the west property line from the r.o.w. for a distance of 140’, 2) to delete the 50’ buffer and 10’ improvement setback along the east property line from the r.o.w. for a distance of 140’, and 3) to allow a sign located less than 10’ from the R.O.W. If approved: o Front and side landscape strips shall be heavily planted with a mix of evergreen, per the approval of the City Arborist. o The privacy fence shall be screened with vegetation. o Any fencing visible from Arnold Mill should be decorative (wrought iron with brick or stone columns) 10.
